BOBERT - You remind me of those Morris Dancers around the MudCat. If you spent less time monitoring the MudCat postings and more time building "The Thing" and completing the uncompleted portions (terrible floor-plans, awkward space, ecological un-friendly....) and then....marketed through legitimate, local brokers, you might have a chance. MudCatters "know" you....we are NOT your market. You need a buyer from Richmond, or DC for the type of trype you are trying to pass off at 50% more than local, similar "estates." If you don't sell in 18 months, a mudcatter might look at it, under foreclosuer. Market price has dropped below your cost basis. No wonder you are trying to dump it three months before completion....you have bills to pay.
