Assuming you are not a richly-funded developer, the best thing you could do with it is plant a landscape of trees and plantings using Japanese principles of landscaping to make the site as beautiful as you can using the least expensive materials you can. It can become an endless, absorbing, and worthwhile hobby, a retreat for poets and lovers, and a quiet proud secret of the locals.

When the next real estate boom occurs, you can sell the lot off to a developer for ten times cost and watch it turn into condos and a parking lot. Sigh....
