SRS, if you mean I am going to end up giving away the space and my time, that is not going to happen. I have something available under circumstances that work for me and reason to believe that it is wanted.... I never met a landlady yet who let the tenant set the terms-- I know where I can flex and where I can't. For example I have to pay for their heat out of their rent, so there has to be at least a break-even point.

If you mean that there will be surprises, of course I know that, duh! Human beans is all surprises; that's what I like about them.
