Well, well, well...

This thing has been goin' on for a couple months now and I was a farid if I talked about it that would jinx it but...

...the spec house that I have built over the last 3 years has gone to closing today!!!

(That's great, Boberdz... How much did ya' make???)

Ahhhhh, I didn't exactly make any money... Might of fact, I gave away 7 acres and around $40K, to boot but...

...my $250K construction loan was comin' due in 60 days, this is a crappy market, the guy who has bought the house is a psychiatrist from Washington, D.C. who will be usin' it as weekender so...

...considering everything??? I'll take the lose and be happy... At least I'll get some of the $$$ back that I put into the house...

BTW, if I don't say so myself, seein' as after this I probably have built my last house, this house is a masterpiece... Lotta good, hard work in it and it shows...

Whew!!! It has been touch and go for the last month...

Thanks, gn-zer... Reminds me of an old joke... Maybe later... Right now, I am so rlieved... It's only been 15 minutes since I learned that the buyer had closed up in NoVa... We still have to close on Monday but that's no big deal... Havin' him close was...

That's the wierdest thing, leeneia... The buyer cam up in Decemeber right after our first 20 inch snow and I had just plowed out the driveway and the driveway to the spec house... But as luck would have it it was being shown to two people (different agents) at the same time.... That's a good thing... The buyer has not been back since... His agent came down for the "home inspection", which lasted 4 hours, during which I developed a purdy good relationship with him... That was as good thing 'cause seems that the agent is a part-time agent but also works for the psychiatrist in the office part-time... Hey, don't ask me??? Seems that the buyer and the agent might be coming up (down) this weekend??? That means I gotta plow them out, too... No biggie after all I've been thru...

24 hours later and I'm still in the pinch-me stage... Spoke with my broker last night and he said that "The Doc" might be comin' up this weekend... If so, he's gonna be real surprised at just how crappy the driveway can be 'cause with the snow there's just enough room to get a car up it with maybe 3 inches to spare on both sides... So, if "The Doc" ownes a Hum-V he's gonna find it too wide to make it up...

Anyway, we're still very happy about the sale and happy that their ain't no BabyBoberts on the way...

Well, well, well...

Tomorrow is the big day fir us... We sign the deed at 10 in the mornin' and then if I have it correctly it will be recorded on Tuesday am and moenies dispersed...

So yesterday I took my tractor down and spent 3 hours diggin' out the driveway at the spec house just in case the buyer decides to get outta DC today and drive down and see his new house...

I'm really curious about the buyer and itching to meet him... All I know is that his is a shrink, has 3 boxer dogs and that his agent also works part tome in his office doin' somethin'... I have met the agent, however, and I was askin' him if he tought that "The Doc" is the kinda guy who has this dream of riding a tractor with a straw hat and a wheat straw stickin' outta his mouth??? His agent thought that was absolutely funny and said, "Nah, he isn't that kinda guy. He's Quiet and likes to read alot."

Okee Dockee, we'll see about that... I'm sure "The Doc" will need a lot of stuff done when he settles in and I can't wait to see how "The Doc" reacts to some of my hillbilly friends who I'll refer to do that work... This is gonna be culture shock for "The Doc" but I ain't gonna say a word until the ink is dry on the deed and the money is back in my bank... Then the fun will begin...

I have a book that tells a story very similar to yours, it's called "How to Walk a Pig." It's about a city person who moves to the country and all the characters who help him *fix* his house. Lots of fun to read if you're a country bumpkin like me!

Oh, about the culture shock aspect??? Hey, these folks ain't "Deliverence" kinda hillbillies... Just peacefull hillbillies... "The Doc" will be fine here... May get in tome side work, to boot... Maybe some barterin'... I told this one hillbilly, "Donnie I'm-a-drunk", that he might be getting some work and first thing he asked is if "The Doc" might wanta do a littl horse tradin'... lol...

Nah, I ain't to worried now that "The Doc' has offically closed and the HUD statement is at my attorney's... That means that the lenders have allredy signed off on everything and transfered money and all that...

But then there is the jinx factor so maybe yer right, Sins...

I have a story about selling a house and property...

Some years back, before I met him, a friend and his wife divorced. She got the house in town (which he'd built) and he got the undeveloped ocean front property out the road.

My friend is a college professor/architect/house builder/musician and the first thing he did was to build a 10-foot square cabin with a loft then set about doing a house.

He is a meticulous man and does beautiful, exacting work, doing everything from foundations to wiring to cabinetry to windows and doors and floors himself. His surfaces are like silk and everything gleams. By preference he works mainly with white maple and with lots of light. He works by himself, inventing all kinds of things to help him reach cathedral ceilings.

The crawl space under the house is storage, including a freezer; it is fully finished and when he had houseguests he slept down there on a futon.

He first built a 2-bedroom house with two decks. The bedrooms were on the downstairs level and one went up the silky stairs to the living quarters with fantastic views of ocean, islands and mountains. Everything is wood and he designed and built the chairs and sofa and tables himself.

He also built a woodshop that is bigger and better than many a home.

Long story: he met a woman at his father's funeral in Maine and a year later they got married. They needed more room so he added a bedroom and another deck.

Eventually they decided to move to Haines a coastal town about 60 miles from Juneau and listed their home for sale.

First he sold the original cabin- and the buyer hired a helicopter to strap it up and fly it to an island work site. My friend said it was like watching The Wizard of Oz as it flew away.

The realtor listed the property at $700,000 and the ad went out far and wide. Six months later a man in Baltimore, Maryland, wrote a check for $643,000- because his "son needs a place to live while he's going to university in Juneau."

He then hired my friend to add on to the workshop to make it an art studio for his wife were she to visit.

My friend and his wife have now been married just over 10 years and are in the midst of building a house in Haines.

So cast your nets wide, folks.

Hot summer days we were swimming and dipping for minnows in the deep holes in Honey Run, and carrying water from the spring at the foot of the limestone cliff.
