Correction, typing faster than I can see with one working eye:

The 1938 third verse starts

In the good old summertime,
Down Broadway, Eighth and Nine

First version is UDM solo, recorded 8 Sept 1926 in New York, released on Vocalion 15441 and 5003. Second version is UDM, with Smoky Mountain Glenn on guitar (Glenn sings harmony on verse 2 only), recorded 24 Jan 1938 at Charlotte, SC, released on Bluebird B-7779 and Montgomery Ward M-7461.
