Interesting Thread.
Here is the first verse and Chorus from the original sheetmusic published in 1926. This would represent the authoritative lyrics that probably spawned some of the variations listed here and elsewhere. If I have time I'll did out the sheet music and provide the second verse and second chorus. The above link was to a first exposition of the song on our site, we reissued it with an article about novelty songs
in October, 1999:
