If you were thinking of having to sell soon I would definitely either do as someone suggested and have an engineer's report done, or at the very least talk to appraisers and realtors who know the market. You don't want something that won't pass FHA inspection if you are able to sell that way, and they can be particular. You also don't want someone to talk you way down on the price because they get an inspection that says the roof must be replaced, or the bank says the roof must be replaced etc. I would say just go with what is standard for the area and not top of the line...mg
