A child's room will always look bigger if you remove the child.

As for waiting for a buyer before doing the kitchen, that's a lovely idea. So many housebuyers rip out the kitchen regardless of how long it's been there. Hell, I want to rip out ours and start it again and it's less than 10 years old. Mind you, that's partly because the company that put it in made so many design and measurement errors and the oven they put in is terrible.
