I found the lyrics on one of those lyrics sites with all the popup ads that don't usually really have lyrics - but this time, it did:

No, I can't vouch for the accuracy of those lyrics. HOWEVER, then I found them on the Website of the songwriter himself, Bill Danoff. I couldn't help myself - I corrected a grammatical error on the first line (Make believe your on a boat with no water), and one other spelling error, but the lyrics are otherwise as I found them on the Website. The Website has lyrics to a lot of well-known Bill Danoff songs.
