I have a separate policy for flood insurance because I live next to a creek. It's a great location, but the tradeoff is that I have to add the extra insurance. Though the yard doen't usually even get wet when the creek rises enough to flood the road, the 100-year events could get water into the lowest level of the house. Flood insurance in this part of the flood plane is about $50 a month added onto my mortgage, but my taxes are so much lower here than in Fort Worth that I'm still not up to the cost it would be if I lived a few blocks from here and paid their tax alone and didn't have to deal with flood insurance.

That said, I realized the other day that my LP's are down on the floor level. Perhaps it is time to raise them up a bit!
