We live in a rented house, but also let my girlfriends house out.

I won't waste space going into details now, but if there's anyone who lets a house in England, and is happy to answer a question, I'd be grateful.

This very much depends on the agreement or contract that was drawn up. The landlord may reasonably be expected to pay for the general repair and maintenance, howeve in the case of abuse or carelessness this could be the tenants responsibility. Housing law and the rules covering tanancies in this country are very complex, best get some advice. Try Citizens Advice Bureau. They are very good and free.

The tenancy agreement that I have for my tenant states that if any damage is done by the tenant they must rectify it.    Anything else has to be repaired by myself!    This tends to be the standard in most tenancy agreements.   Do you have a tenancy agreement?

A tennancy agreement is a legal requirement. If you don't have one have a chat with your local CAB asap.

If your friend has reached the end of existing agreement, then the landlord has the right to change the rent in anyway s/he see fits. Your friend could always decide to move out if it's not acceptable.

Being both a landlord and a tenent, I've come to the conclusion that everything I do as a landlord is always reasonable, but anything that my landlord does is inevitably unreasonable...
