I thought you might learn that an eviction isn't so easy once you spoke with an attorney. My brother is in Real Estate (in California) and they do some property management - there are people in California who make it a practice to rent then get themselves evicted by landlords who are so desperate to have them leave that they pay them to move, even though they stopped paying rent months earlier. I know that's not where you're at - those people are taking advantage of laws set up to help someone like you.

Update for May Day, wish I had some lilies-of-the-valley, very French to have those today.

Anyway, I have a car again, that's good, and the weekend I'm supposed to move out is this coming weekend... but I'm not.

Upon legal advice I sent landlady an email saying we wouldn't be moving, and she sent back Yes you are, which I forwarded to lawyer saying How do I respond? Advised not to bother, I haven't... so it might be interesting this weekend, I think I'll encourage the boys to have their larger friends over, he he. Definitely not going out of town, though.
How are all of your lives?

It's useful to remind the landlady that you're aware that she'll need a court order to legally evict you. Then maybe you can agree to something more agreeable as a date to move out.

A tenant who know his or her rights is a force to be reckoned with.

That is true but it also makes people who would have been interested in having a small rental unit or two and who would do their best to be good landladies just stay out of the business entirely for fear of all that could happen to them from renters..I know..this has been my situation...you can be destroyed by bad renters..you can be forced to accept bad renters...so many people smarter than me just won't do it..that leaves it to people with lawyers, managers etc. who can afford loss of rent, legal processes etc. mg

I deposit straight into her account, and she has given me (verbal) permission to keep doing so, so I'm paying the rent as I can. Tomorrow, in fact; I have till the 4th.

I see you subscribe to the CarTalk approach to their program, in which they have three halves. :)

Be polite to one and all, and if the sheriff should arrive on the porch, ask for the documents that need to be file. But I can't imagine a constable or sheriff would try to evict someone without proper papers in hand, and from a court order.

As I said, I don't deny the damage, I deny that she has to throw us out now, when she's renewed the lease *more than once* with the damage existing, AND even more especially *after* we cleaned up and did all the other stuff she wanted (and which we, well, I, needed to do, sure, but the point is, we DID it). So she can wait till the twins finish high school next spring, they've lived here since they were 3 for crying out loud.

I know, the wits will say, they're twins, they've always been 2.. {;-)

A certain amount of wear and tear is expected in a rental situation. Did the clutter/damage go beyond a normal accumulation of stuff or a normal amount of wear? Things can be fixed, as you say, and if they continued while you had leases renewed, it seems to suggest it wasn't a concern. I was in an apartment for 2 1/2 years between divorce and buying a new home. When they inspected there were some splashes on the wall, slight stains next to the trash can where tomato sauce or tea bags had splashed on their way into the trash. Even with regular wiping down, the spots left stains - nothing structurally wrong, just a cosmetic thing that paint will solve. She commented that since we'd been there over two years it was covered as a reasonable kind of mark to expect. If I'd stayed less than 2 years I might have had to pay for paint.

Did you recently fill the gas tank? Make sure the cap is on tight! That can cause the engine light to come on

Maybe it isn't too bad - my "Check Engine" light kept coming on and they couldn't find out what was wrong - the car ran okay. It has now been permanently "on" for well over a year. The mechanic said there are lots of things, some major, some minor, that can cause the light to go on. When it's flashing that usually means a major problem, when it's just on - maybe it's a major problem but it might not be. My car has been running fine so maybe you can get away with it for a while...Good luck!!!!

If you are not a high mileage driver go onto turbobricks (website - google) and start looking out for a nice used 2 or 7 series Volvo estate - you will get one as cheap as chips, they are spacious and comfortable. Remember they are 20 years old and budget for maintenance and check the oil and water daily and keep a spare fuel pump relay and you will probably be fine for another 10 years. They rust less than almost any other car. The catalyst equipped ones should fly through emissions testing (smog testing). But they do do only about 25 to the UK gallon (less of course to the US gallon).

Sometimes, if you park a vehicle on a slope with the front end downward a "vacuum pressure" in the gas tank will cause the check engine light to come on. SOMEtimes, merely taking off and replacing the gas cap will clear it. If not, at my Ford dealership, it costs $68 + 13% tax to clear it... or $10 cash for my buddy at my service station. He never wants the money but I tell him if he doesn't take it I will drop it on the ground and walk away and that would be rude so, "Please don't embarass me."

A good wish patch and a thoughtful spot respray doesn't seem to be the answer, a full karmic restoration would be best but...
Those take 3 months, showing up on schedule and a group effort applying a small AOC.

Apropos of "check engine" light: I have a 2011 Ford Focus. Early last year the "engine malfunction" light started to come on at frequent intervals, accompanied by an apocalyptic bleeping noise and the car going into limp mode. The first time it happened I called out the AA man, who, having plugged in his diagnostic gizmo, told me that it was something to do with my turbo overboost (or was it underboost?) and that he couldn't fix it and it might cost me hundreds. Well, I noticed that all I ever had to do to get the car out of limp mode and banish the warning light was to turn off the ignition and turn it back on again. After a spate of this happening, well, it stopped happening, for over a year. Last week it did it again, twice. Same solution: ignition off then on again. It's done 300 miles since the last time and the car goes like a bomb. In fact, since the first time it happened, I've done 30,000 miles trouble-free. I sort of know when my car is playing up and I don't need nannying by an onboard computer. And if I think I hear a funny noise, I always try the time-honoured solution first: turn the radio up!
