From the link posted above, here's what I heard. I made a few minor changes to the parts of the song you weren't asking specifically about just to make it a little more precise.

Ross, I'm not sure if there's another version but I really don't hear "Ah sure" there on the YouTube video on the first post of this page. I feel pretty confident it starts with

Says she, actually....

After that, not as confident, but I'm pretty confident in those words

Or do you know that version as the way you sing it?
