I am thinking of buying a house, 3-bedroom, newly renovated, newly furnished, new kitchen, new flooring through out. I want to rent the two spare rooms out - but there is a problem. The bathroom is downstairs. Have any of you guys/gals ever lived in a place like this, or how much woud it put you off renting a room in a house like that?

location and rent are not going to be a problem either. Does anyone have any advice on this?

Is 'bathroom' the Septic term for the Khazi, or the room -with-the-bath-in? Either way, look into firing individual shower/sink/bog facilities into each rental room. It is dearer initially, but you can then ask for higher rental amounts.

that has never been a problem for any of my friends when we were at uni together. Loads of them rented terrace houses with downstairs bathrooms, and it all was fine.

The bathroom is downstairs? So what? Is there a problem getting downstairs - for instance - no light on the staircase? If you are thinking of renting your room to the elderly, or infirm, it might be a problem but for people who have no mobility problems it really doesn't matter a damn. Why don't you treat it as a unique feature and charge double.

Put a chamber pot in the room and just look out when passing by below the window. :)

Will the renter also have cooking and refrigerator priveleges? Where will they park? Will they have friends over, or overnight friends? What are your limits? There is a lot to consider if you're renting a room in your house in contrast to renting an apartment with a privacy entrance and free-standing facilities. Good luck!
