The landlord may reasonably be expected to pay for the general repair and maintenance, howeve in the case of abuse or carelessness this could be the tenants responsibility. Housing law and the rules covering tanancies in this country are very complex, best get some advice. Try Citizens Advice Bureau. They are very good and free. Frank |

Anything else has to be repaired by myself! This tends to be the standard in most tenancy agreements. Do you have a tenancy agreement? |

Okthen, If your friend has reached the end of existing agreement, then the landlord has the right to change the rent in anyway s/he see fits. Your friend could always decide to move out if it's not acceptable. Being both a landlord and a tenent, I've come to the conclusion that everything I do as a landlord is always reasonable, but anything that my landlord does is inevitably unreasonable... Ed |
