As for a pump, an inexpensive rotary hand pump is a good idea to have on hand. Princess Auto has the on sale quite often... a pump used to fuel from a barrel. Just run a mix of water and canola oil through it after ya pump out a basement and she's good to go for years on the shelf. I always used to tell my clients to check their sump at least twice a year. Many sumps are not fully concrete lined and I call this design an "underslab drainage" design. It works well until the fines in the underslab gravel or original soil block the trap in the weep system. Then it's up ta yer arse in alligators time. BTW... if any of youse want to ask any questions regarding your homes, feel free. Bob Vilas and Holmes on Homes times ten and added together still seem like twits to me. I cringe when I watch their TV shows. Now, I don't know everything and I make mistakes too, but those guys should be prosecuted for their incompetence. Oh... yeah... I have about 30 of these. left over. If ya want one, they are $25 plus shipping. They are $69 plus tax at the website. Dunno if shipping is included in their price. They are an excellent resource. I eventually cured that problem by extending the eavestroughs at the eastern end of the house so that the rainwater would get dumped about 10 feet out from the house instead of right at the edge of the walls. That seems to have fixed it. It's much drier now. (I assume all that water was saturating the soil on the east end and slowly leeching right through the concrete walls and foundation.) As for the concrete floor, I've covered most of it with synthetic floor tiles (they're made of some kind of thin plastic material that looks like a ceramic floor tile). There used to be a ratty old carpet down there (terrible idea!) and it got mouldy, of course, so I ripped it all out, used bleach and vinegar on the floors to kill the mould, dried the place out, then put down the plastic tiles over the concrete. And I use dehumifiers down there in the warm weather. So far, so good. The water table is definitely higher than the basement floor. I have a sump pump here, and it runs quite frequently. When and if the sump pump fails (which has happened the odd time), the basement will flood to a depth of a few inches of water...assuming one stood back and did nothing about it. There's always been someone here to do something about it when that happened. In the case of an extended power failure, the only recourse would be to run the sump pump with a generator, and I had to do that on one occasion. |

In such a case, the same thing will happen with the paint on a basement slab if the water table is above the level of the slab. Of course, this in the case in most locations. I tried to build houses that were designed (I had some really neat "extras") and built to avoid such problems... not just with foundations but with lots of things... and I couldn't compete. People who don't know the difference just look at the $. As for YOUR basement slab... is there efflorescence on the top of the slab near the walls? That's a first step in assessing the situation. |

Even though it is common practice to apply two (yeah, right... they onely ever apply one) coats of bituminus paint (now illegal in some jurisdictions) to concrete foundations below grade, unless your dwelling was built lately and expansion joints were properly installed, you WILL get water in the crete. The water will wick up and push the paint off the crete. Here's the bad part. When the paint peels, it doesn't ALL peel and water (rain) gets behind the paint. It saturates the crete. The crete freezes. The crete spalls. Yer fucked. Now, epoxy, well THAT won't peel. And, it will hold the wicked water in the crete. And, the crete will spall (fucked again) more slowly depending on the thickness of the wall and other avenues of water escape such as at the framewall sill plate (if the sill plate does not have a proper gasket it could rot and you'll be really fucked) or on the interior of the wall where it will leave efflorescence. On the other hand, you may never have a problem with it but I would give that about a 5% probability. There is an "up side". At your age and with your money, paint it. It'll look nice for a few years if you scrape and wire brush it and repaint as required... usually every year. |

When we are done later this Spring it will include an entirely new look for both the front and back of the house, two new patio doors, and two new pedestrian doors. In the meantime I've been removing landscaping gravel -- literally by hand -- so we can get new mulch. I am, to make an understatement, a bit sore and will continue to be as the gravel is relocated.
