Sheet fire, ya'll...

Yeah, the P-Vine done wore my poor ol' boney hillbilly butt out... She drag my butt down here to this ol' hog farm, pointed outside and said, "Tame it"... And so I did, but...

...now that it's beautiful and managable she wants to be around family???

"Well, gol danged, why'd we do all this???"

Nevermind...

So. looks as if we're gonna try to swing it over the next year... Charlotte is where the grand-younginz is so that means the Charlotte area....

Anyway... Any NC Catters, other than Janie and Dani, beware... I might become yer, ahhhhh, next door neighbor... Well, guess Janie and Dani oughtta be forwarned, too...

Well, danged. Just as I get used to your being in Virginia you up and pull stakes...

One thing about it: North Carolina has a lot of music. I have family in Hickory/Newton and they've taken me from pillar to post to mountain top, with music at every stop.

(I can just see you clogging, now.)

Charlotte? Ugh! (That's not fair, I really don't know much about the Charlotte area other than it is very oriented toward business, bankers, and Republicans.)

But you would at least be close enough to visit back and forth fairly reg'lar like, and when you was taking breaks from working in P-Vine's gardens you could come and work in mine:^)

I will tell you, the climate ain't good. Think hot. Think humid.   Think smog. The southern mountains, or at least some foothills with a bit more elevation, are within 2 hours northwest of Charlotte. If that is close enough to the P-Vine's youngin's and grandkids, think about that.

I have heard vicious rumors that women from Charlotte wear make-up and insist on hot showers when they go camping. Worse than that, I've heard they wear "foundation garments,", pantyhose, high heels and rouge to work. The men wear wool suits and expensive ties to NASCAR races. Leastways, that is what is whispered.

Now I don't know, I might be makin' some assumptions here, but I think you would be happier around Southern Baptist beer drinkers in biker t-shirts who vote Republican out of fear rather than greed. If I'm right, Bobear, look to those southern Mountains.

Well, we know the Charlotte area well 'nuff to know we don't wanta be south, 'cause that's South Carolina, east or west so that leaves Lincoln County or northern Gaston county... In other words, that area between Charlotte and Hickory... Seems like there are affordable houses with 2-5 acreas, some with streams or lakes yet still close 'nuff tyo Charlotte fir me to get into town to play a little music...

I am alittle concerned about the NASCAR thang... Ya' see, the only reason I ever quit racing was the fact I was movin' from Richmond, where there was a round-e-round track to Wes Ginny where the car had to go both right and left (Summit Point) and my car didn't know how to go right (you know, kinda like me...) and it would have been too much work to make it go right so I sold it but now, hmmmmmmm???? Back to the round-e-round territory????

Nah... Betty Ford is alot cheaper... And safer...

Anyway, right now I gotta get somethin' liquir-dated so we'll have some pesos for the move...

Gonna try to keep the farm if possible and takes our good furniture off with uis, equip it with some less expensive stuff and rent it out as a weekly/weekend retreat... That way, we can come back and enjoy the fruits of our labor and also have a our own storage facility just 7 hours up the road in out "farrowing barn" (100 feet X 35 feet) where we can lock up all the stuff we don't want to take but might need one day...

We'll be down from Oct. 10 to 17th... sniffin' 'round...

The P-Vine can go down there... More her kinda city... Me??? I don't like Charlotte all that much... Never been to Hickory but from the picures I've seen it looks cozier...

From: Ebbie

My sis and her family rented a house outside Hickory for some years that was most interesting: two houses had been moved together and united, one from the Revolutionary period and one from Civil (which it wasn't:) War times, brick and clapboard respectively.

The thresholds of the Civil War times house were Carolina pine, two feet wide and worn down in the middle from countless feet. In the hall of the Revolutionary War times house was a gun mount(?) rack(?) that had the two rests farther apart than modern rifles are long. And the fireplace interiors were tall enough that I could stand inside just by bending my neck a bit.

In the attics lived black snakes that kept the varmints down; they climbed up there by way of the ivy-covered trellises. There was a very old Osage Orange hedge around the front yard of the house.

Gotta warn you though, Bobert, that their books got mouldy in the bookcases. It do get hoomid there.

The house later came up for sale and they had wanted it but in the meantime they had built a new house, just outside Newton. Hickory, not far away, is the county seat.

Two words, Eb: air conditioning!!! Gets mighty hoomid hefre, too... Right now it's 10 degrees hotter here in the Virginia mountain than it is down in Charlotte... 94 here, 86 in downtown Charlotte... And that's in the city!!!

Heck, heat don't bother me none... Black snakes don't either...

Black snakes didn't bother my sister none either. They were glad for them.

I suspect that air conditioning in that house would have been a lost cause, though. Did I mention that it was old? One lightning bolt came in through a wire that was attached to a tree outside nearby and blew all the light bulbs.

Yeah, Eb... Stickin' 2 ol' houses together still only gets ya...

...an ol' house and ol' houses ain't all that easy to keep cool 'cept...

If they built outta bigass timbers, well caulked and not lotta windows...

I was amazed a few years back down in Mississippi when I was taken to this ol' plantation where Mr. Sherman lives... He's got a "tater house" with 12 inchlog walls and not lotta windows in it... He got it fixed real nice in there... So it was in the 90s the day I was there and we went in that tater house it it was like in the high 60s... WITHOUT air conditioning!!!

But like takin' a Revolutuionary War house and matin' it with yer average Civil War house ain't gonna be none too cool and gonna be a snake pit, to boot... Wait a minute... Gonna be real cool come winter time...

Well, sad to say, the ol' hotel is still there and I still own it... I've repaired all the structural, I've run about two miles of new wiring, replumbed the entire building and drywalled and painted 5 of the 8 apartments in it... That's when the bank, who promised to be there fir me until the end of the project, decided it didn't want to lend any money out to "small businesses" (me)... I've been to two other banks and what we are hearing about banks not lending to small businesses is 100% true... So the project is in limbo and I'm trying to sell it...

Sniff...

I recognize that you and the P-Vine will make up your own minds as to what is best for you both but I think Sage's idea is a great one. How far are you from Charlotte? Five hours? An apartment waiting at the other end of the drive would be an adventure in its own right and you could make that drive every other month if you wished to. Or you could take a room at a residential hotel in Charlotte and not have to do any housework. How about that!

Well, folks... The P-Vine jus' don't wnata live here no more... The people is real redneckie and not too smart neither... I mean, ya can't have an intellegent conversation with none of 'um 'cause they ain't got any intellegence... Well, okay, there is this little clicke of educated people but, hey, it's real little...

I'd like to figure a way to keep the farm and pay to have it mowed and weedeated and come up maybe fir a week every couple months and rent it out fir a weekender. weekly... Page County is the "Cabin Capital" of the state and there's lots to do here if yer only stayin' fir a feew days...

We allready talked with the guy who runs "Allstar Lodging" who manages over 1 100 cabins and houses and he thinks maybe we can get 'nuff outta it to make a mortgage payment on somethin' in NC...

No matter, yeah... Lotta plants will be going with us but the P-Vine is allready propagating from cuttings all her favorites and has a hundred of them up and growing in the barn (under lights)...

Ain't exactly what I had in mind but, hey, if mama ain't happy then nobody happy... That's why the apartment is out... Plus, I've lived in private areas most of the last 30 years and I don't wnat no stenkin' apartment either... Gonna have to find some acerage and some privacy...

All, this, of course is dependent on selling one of two commerical properties to pull off, one being the hotel...

Been going over numbers fir the last few days and looks as if the only way to pull this off responsibly will be:

"Farm for Sale"...

So be it...

Hey, we ain't gettin' no younger so I reckon that if we're gonna do it then it would be alot simpler to just sell the sumabich...

"The Boys" who bought the spec house I built on 7 acres I subdivided are going to be real disappointed 'cause I spend at least a half an hour watering their plants and keepin' everything tidy there but, hey... They'll get over it... One is a realtor so maybe he'll sell it to one of their rich freinds in DC for a weekender...

Also:

Bobert's Kabuto 3650 tractor for Sale... Sniff... I'm gonna miss her but the P-Vine says that I can get a newer one that is a tad smaller when we get to NC but...

...me and that tractor been real close... No, not that way, gol danged it!!!

Check on the flood insurance and flood claim history on the property, Bobert. That can make a huge difference in the selling/asking price and how much you want to move into the ground floor. I'm on a creek in Fort Worth, but we're partway down a ridge so it rushes past and gets over the bridge in heavy rain. Look at a topo map for your area (bring the new place up in google maps and look at the terrain.)

Enter the address, town, state, and zip in the box on the right on this page (one-step flood risk profile) and see what it tells you. It'll list a gazillion agents to sell flood insurance; your insurance company agent can probably sell it without going to a separate agent. When I switched to Amica I left my flood coverage with Allstate, because Amica doesn't write the policies, they would refer it to another company.

I absolutely love living on my creek. The beauty of the water, the wildlife, the ability to pump water if I want to, it's all there. But so is the potential hazard. My house has never had a claim, but insurance is still worthwhile.

Found it. It is a pretty house, but you do need good soil to work with. It takes a lot of time and work to build up soil if it's missing.

I thought you might be looking at 479 Countrywood Road, Concord, NC 28025. Love that front porch. Can't tell anything about the yard. See if this gets there. Or this (the print view: http://www.realtor.com/print/Default.aspx?lid=1111255734). When you look at Google maps you can see the creek behind it, and a small reservoir further on. I couldn't find the creek on the map for the Quiet Cove house.

BTW, meave an' Magz,

One of our problems is a lack of living space... We need a minumum of 2000 sq, ft.   I could tell from the pic how much space was on this house but it doesn't look like 2000??? Some house pics are deceiving, however... I couldn't hardly find the house but seems to be the one kinda in the middle of the woods which is okay... Never saw any stream... I used the "birdseye"...

BTW, we're here until Saturday so if ya'll find anything else in Lincoln, Cabannas or even perhaps Gaston Counties, that seems to be our target area...

Remember the kitties... No thru streets 'er we'll be having funerals 'cuase they don't know about streets and they are wanderers...

Thanks again...

Bobert, I don't know if this is in the right area, but I set the search parameters for within twenty miles of the first one you looked at. Anyway, check this out...it has almost seven acres: In Salisbury, NC

THIS ONE has 24+ acres, if that isn't a typo, plenty of outbuildings and a swimming pool, but the inside looks out-dated to me, plus it's out in the wide open, needs some trees, but still 24= acres, wow!

I like the looks of THIS ONE with 3+ acres.

Again, don't know if I'm in the right area, but it sure is fun to look!

One more with TEN ACRES.

Want me to continue?

OH, what the hey, I am having fun, so...How's About THIS ONE?

ONE MORE, though not as pretty, imo.

Did you say you wanted ROOM FOR HORSES?:-)

How about more than THIRTY ACRES?

This one is really ELEGANT LOOKING with 5+ acres.

Ah, well, time for me to go to an appt. Have fun!

Well, thanks, kat... Unfortunately, those are all a little too far out of Charlotte... Nice places, tho... That's why some are such bargains...

Well, we kinda goofed off today... Saw one house on our own in the Concord area... Not us... Going to see two tomorrow afternoon... There is still one interesting one in the Lake Wylie area of SC we're trying to get to see... It's 6 acres on a lake (no, no Lake Wylie) but about a 30 acre lake... And in our price range...

This ain't gonna be easy... I keep wondering what we'll do if we sell the farm and haven't found a place and have to rent (with our four outdoor-ish cats who only know about living on a farm...

Well, like EB has said, "I do live an interesting life"... Little too interesting, at times...

I saw some on Lake Wylie, too, Bobert.

We moved from a 25 acre mini-ranch, where the cats had free range of hundreds of acres if they wanted it, in WY to an ancient colonial in a small village in the Berkshires of Western MA, right on a main road. I kept them all, all seven of them, inside from then on. And, that was after spending TWO MONTHS in a motel room with the three kids and the dog while my Rog was in Nigeria and other parts, working. The cats and I and the dog went for daily walks, on leashes. They adapted.

However, I am giving thanks that you find the perfect place for you folks now and it will all work out. This or something better for the highest good of all concerned.

Take care,

kat

I'll take a swing at the sites myself later, and look at what Kat came up with. Meanwhile I've studied that map and figured out that the Google map I posted before probably marks where the mailbox is on that house I sent you a link to. I've played with the Google map and recentered it so I think you'll see that the house (you have to look for that single dormer over the porch roof) is back in the woods from the road, but the creek is on the other side of an access road/right of way behind the property, looks like. I centered the map on that house, even though the mailbox still has the symbol. Too wooded for any gardening other than shade plants. But sometimes it is good to look and rule out a place, then you don't keep stumbling over it again. (I thought I'd ruled out this house I'm in several times, but when it kept coming up in my searches I finally took a look, and it was the one!)

Actually, kat, we found that one yesterday with our GPS... Nice house, wrong location... It is in the Town of Concord and Cabarras County as well which means twice the taxes... But nevermind that... The entire back yard, what there is of it, is fill and at the end of it it drops off like a cliff... That means that the back of the house may not be all that stable... Plus, no sun for a veggie garden...

Today we are going to look at:

1290 Summer St, Mount Pleasant, NC, MLS#929672 and...

1040 Snyder Store Rd. Wingate, NC, MLS#849687

Check yer PM fir my cell phone number in case you run into somethin' juicy that we missed...

We have found our dream house!!! Yup, it's in Wingate, NC just 45 minutes south east of Charlotte...

Has a nice one acre pond... It is secluded at the end of a 1/2 mile driveway... Has room fro veggie garden and lots of woods behind it...

Right now the realtor has a few questions to get answered but if there aren't any spooky answers then we'll probably put a contract on it tomorrow...

Oh yeah, it's MLS#849687...

That looks really nice! Giving thanks, here, for this or something better for the highest good of all concerned. OH, and, please tell P-Vine, the Spartennette(sp) goes with you. It's a small thing...my Rog has his little one in the bank and nobody goes in it but him, plus I have my very own closer to the house. There's just something special about having a wee little place like that to go to...plus, I don't know about out there, but out here, the "vintage" ones are worth a bit...I've had folks stop by here, several times, to ask if we'd like to sell them. There's a place in Bisbee, AZ which rents them out like motel rooms...quite the vintage thing to do, ya know?:-)

The P-Vine says "no-way"... I consider that a challenge... I mean, she loves this house and if I can figure a way to get it here then I'm gonna do my very level best 'cause, hey, it's my studio, gol danged it...

Right now, I'll just leave it out of the discussions... Heck, I might get it down here without her knowing it until she finds it here... I do have a well developed "sneaky bone"...lol...

Well, Eb... We are trying real hard to make this one happen... The sellers turned down our contratc that was a contingency conrtact based on us selling our house... I thought they would so we reloaded and have informally offered them $----- in cash that they can use now to give us until May 30th, 2011 to close on the house... If they take it then that money will go toward the purchase price... If we don't sell our house by then that money is theirs...

That's was my idea... My realtor thought it was carzy at firsy but it has grown on him... Yeah, it's a gamble but we really do see ourselves there and we are that sure that we can pull this thing off by then... Hopefully, a lot sooner...

Well, first of all, thanks maeve... Yeah, it would be the nicest house either of us has have ever owned... That's why we're willing to gamble money to tie it up while we either sell this farm or figure something else out... These days, ya never know... I know the seller needs to shed some debt (maybe a lot of debt???) so maybe I could assume some of it??? Strange times in the world of real estate... Gotta think outtta the box...

Kinda answered yer question, kat... But if a buyer were to enter into a contract for our farm tomorrow I wouldn't see the closing and possession for 60 days... That'd have us in NC by Christmas... That is a very unlikely scenerio... Hopefully we'll have a buyer by Dec. 15th which would mean a Feburary or March move???

Bobert, my nephew and his wife lived in Michigan. When he lost his job with Dow Automotive he found another in Illinois. So...they packed up the two kids and moved to Illinois. Put their (mortgaged) house on Michigan on the market.

It hasn't moved in a year and they really can't afford to continue paying the mortgage on two houses. Sooooooo...they are thinking about defaulting on the Michigan mortgage and rebuilding their credit rating (which has been very, very excellent up until now) over then next few years.

You do what you gotta.

Fortunatly I don't have a mortage here on the farm... I own it outright... But this is an area that ain't like Michagan with DC right up the road... I can drop the price to just below the $300K mark and it will fly off the market... But I'm not ready to do that if I don't have to... The mortgage sounds better... I just need to see what they are going to propose... A couple points and a 2 year ballon with a fixed 5.5% amortized for 30 years is do-able... Be alot cheaper than dropping the price by another $15K and gives us more flexibility in getting the house in Charlotte cheaper... Make cents...

2 year balloon, gn-ze, meaning that I have 2 years to pay it off completely.... The 30 years is just how the loan would be ammortized togive me a monthly payment... No pre-payment penalty would be nice...

Well, if they want my business then they gonna have to negotiate... I've dealt with bankers before and if they see that they are going to make some money they ain't gonna let you walk out of their office over a grand or two...

I mean, I am perfectly willing to let them make a decent return but that's about it... You let a banker think you are desperate and they turn into pit bulls...

No matter, a mortgage gives me alot of negotiating power with the seller so whatever I can get from him is money that I can use on the mortgage...

Just an update...

No ratified contract but we have been approved for a FHA mortgage so we have submitted a contract, sans the contingency, to the seller and should get some idea where the deal stand later tonight or tomorrow...

But, we are taking an assumptive attitude that we are goihng to get the house and so we spent today beginning the long task of diggin' up plants that we want to move... I thought that the P-Vine and I had a deal on the number but she says she never "shook" on it so this may be as bad as the last time when we moved 550 of 'um!!! We got about 40 out today and in pots... I took my tractor down into the woods and cleared a 10 X 30 area which we will but straw bales around and then cover with leaves for the winter... They'll be fine...

Thanks, Magz... The house is well above any pssible flooding even though there is a creek (pond) in front of it... The picture doesn't quite show the elevations but the house is at least 15 feet higher... NC has had sever flooding since it was buolt but no evidence the waters came even close...

****************************NEWS UPDATE*****************************

The seller is in a pickle and needs full price offer to pay off his mortage and the sales commissions but...

...he has also dropped the price of the house by $80K and the P-Vine and I have been tenatively approved for a FHA mortgage with 3.5% down and 4.27% APR so we have just submitted a full price contract contingent only on his bank being able to deliver clear title so...

...looks as if we're on our way... Thinking of moving a little here and a little there in 14 foot box truck that I am about to purchase and be there full time by March...

I told the P-Vine that she had better be happy there 'cuase I ain't got no more moves left in me...

Seems as if the sellers have accepted our offer...

There is a little bit of a rub here in that they are behind in both their 1st mortgage and their 2nd mortgage and the payoffs may exceed the proceeds my be insufficeint to pay both off however...

...in these days of forclousures, the lending institutions may very well take a "short sale" over gambling on a forclousure???

My brother would advise us to let it go to foreclosure and buy it at auction but that ain't the4 way we do stuff... Yeah, it may cost us an additional $30K but we'll do it knowing that we did it the only way that squares with who we are as people...

Should have the final details worked out within a week or so but we are assuming that we will be moving the 1st week of March... Maybe sooner...

I mean, we really don't even want to try to move until March so we're thinkin' of lettin' the seller and his family stay in the house after we go to closing to have someone in over winter...

Who knows??? We may end up good friends... Fact is sometimes stranger than fiction...

Well, I thought that the P-Vine had agreed to movin' no more than 100 plants this time but I must have imagined that... We're now well over 100 plants that "I've* dug up and potted up + 200 to 300 azalea cuttings that are allready in pots... And the way that the P-Vine talks we're about half way there with the actual diggin'...

Still no official word on the "short sale" but we were told it would be around a week for the seller and his bank to work that out...

Meanwhile, I've found an old box truck up in Maryland which I'll prolly buy to use for the move and then use it for our landscaping business when we get to "Win-git" (Wingate)...

A local auction company is coming in the next few days and will be taking alot of stuff we never assimilated the last time... Oughhta pay for the truck, and some...

Meanwhile, we'll be takin' our farm "off" the official market the end of the month and relist the end of Feb to catch the spring market...

I know it could turn out bad, too, but we're willing to at least talk with them about it... I mean, they seem decent people who have just been hit by this bad economy... Charge 'em rent, with a signed agreement and all. It doesn't have to be much, say $100 a month and they take care of the place in case something busts or something. But that way you've got a legal agreement covering whatever passes for yer hillbilly ass.

True, but there are also property management companies who might have someone who could keep an eye on it, of course that would come with a price tag.

Just be sure everything that is supposed to stay is written up and signed by all. There needs to be a full inventory so there is no reason for any later claims. We had a whacked out NYC landlady who hated that she couldn't live in her mini-executive house in Mystic and had to rent it out to plebians like us, for a mint. When we move out she accused us of stealing all kinds of things she had in the attic. It was all lies and there were earlier problems with her and her husband which the fire chief took care of for us (we almost all died of smoke inhalation because of their old crumbly furnace), but she was a piece of work.

As ET might say, "Beee careFULL...:-)"

One thing fir sure is that we wouldn't have any of our furniture or stuff in the house until we actually move the 1st week of March... Bobert,
When we bought our house in NC, we rented back to the former owners in order to give them time to build a house. Because the house we were buying had been built with two separate living area, one on the first floor and one on the second, we were able to live upstairs when we chose. We weren't here full time and they served as house-sitters for nearly a year.
So here are the pros and cons:
Pro: Security while we were absent, though because of our location (out in the mountains, 25 minutes from the town) this was not shown to matter. Repair of items, but repairs were done somewhat unprofessionally and some didn't to be redone. Con: Some items that needed maintenance were neglected. Con: further use of appliances, wear and tear.
Be very clear, in detail, about what conveys. I lost 3 farm gates, for example, and a pump for the fish pond, not large enough to go to court for, but irritating.
We would do it again, since ultimately the house we wanted to live in became ours.
best of luck,
chance

Well, chance... That is kinda my idea... The seller is working for another contractor part time and because this is going to be a "short sale" we have elected to buy the house "as is"... Now that sounds scarey but having been in construction myself I understand purdy much what needs to be repaired and so I was thinkin' that nrather than try to hit these folks up for money that I'd let him fix a few things... Nuthin' major...

I donno... He has not even been approached about this being an option... Right now we are waiting on the seller and the bank to come to terms but I believe the shortage on his part will be less than $10,000 and no banker in his or her right mind is going to push foreclosure over that amount of money and risk loosing even more...

BTW... We'll be just a couple hours from Ashville...

************UPDATE**************

Sorry, folks, fir not keepin' up but...

...here's the deal...

What we have here is a "short sale" with the seller having not one but 2 trust holders and even tho we have offered an amount that is close to paying them both off there is some deficiency meaning that the lenders are trying to sort out the lose.

This could take several more days, weeks or even months???

Purdy frustrating for us and I'm sure for the seller, as well...

But I am going about getting packed and boxed up as if we are going to move on March 1st... That alone, being the "practicing" collector I was before the Betty Ford intervention (lol) is quite a job... I have already sent out a box truck of stuff to be auctioned off at a special auction of just my collection at an auction house in Front Royal, Va... And I still am separating more stuff out... Very cleansing... Betty Ford would be proud!!!

Meanwhile, it's wait, wait, and wait some more...

...Sun Trust Bank has signed off on the "short sale" as of late yesterday and seein' as we have sold our farm it looks like I'll be headin' further down south...

Not too sure on the closing date as yet... The bank has it as May 20th but if we can get the things done for our lender than it might by much sooner...

Been a long slobber-knocker but it's done...

Hooray...

That's wonderful news, Bobert. Two down; one to go.

Other than the move itself I think it's 3 down, none to go...

Cancer gone??? Check

Farm sold??? Check

House bought??? Check

Hopefully there ain't no biggies left that are escaping my thinkerator...

But this really puts the pressure on Bobert's Moving Company... I finished wiring the lights for my trailer yesterday so all I need to do is call my insurance guy and add the box truck and I'm ready to get the 1st load, all my construction and mechanicin' tools, down to NC as soon as the seller says it's okay...

Yup- Cancer gone was in another category for me. One sale, one purchase, one move was my trio.

It's all very good.

Gee, Bobert, I'd sure like to help you with the moving. It's a darned shame I have either a doctor's appointment or a hangover that day.

Why hasn't somebody corrected the thread title by now? Obviously Bobert's finger slipped before he finished typing "Mayberry".

College kids ain't what they used to be, Amos... I called Wingate University and left a message in the office that handles that kinda stuff and no one called me back...

Yeah, I need to fix the title...

Can you get someone to do that, Amos??? I mean, you got lots of pull around here...
