Tune Req: With Me Old Clay Pipe

I was at the flea market today and I found an old magazine with a whole bunch of "hit" songs from 1940, but this one really took my fancy. The lyrics are below, but there was no suggestion of a melody. I tried Levy, but nothing. I even tried a general search on yahoo. Has anybody ever come across this? Or does anybody have a suggestion about where I might find the tune? I mean, I suppose I could just make something up-- the meter isn't too complicated-- but I figured I'd ask first.

WITH ME OLD CLAY PIPE

With me old clay pipe, and me donkey and me cart
I'm joggin' along the rocky road to Dublin.
Tho' I'm always broke, while I've got 'baccy for a smoke,
Sure I haven't got a worry in the world.

With me old clay pipe, and me donkey and me cart
I'm joggin' along and singin' songs of Erin.
Of its lakes and dells and its magic wishing wells,
Faith I wouldn't swop [sic] me country for the world.

Sure I'll stop and have a little one to quench me thirsty thirst,
Then I'll stop and ask McGinty "How's the goat?"
Then I'll stop and have another one. Begorrah, don't you know,
The dust it does be getting' in your throat.

With me old clay pipe, and me donkey and me cart
I'm joggin' along the rocky road to Dublin.
There's a colleen there with the grandest silver hair,
And we haven't got a worry in the world.

I imagine that's the Jimmy Kennedy of "Red Sails in the Sunset"?

The Irish Tradiational Music Archive appears to have a 78 rpm recording of this - but not, as far as I can tell at the moment, sheet music.

No sign of the music in the Archive. I played (a tape copy) of the 78. Don't recognise the tune. It was written by Jommy Kennedy alright.

Michael Carr was my great-uncle. His daughter (in her 70s) lives in San Diego county, California. She holds all the info. The music was probably published by Chappell Music, Inc., as most of Carr's music was published by that company. I have some of his unpublished music, but not this one.
