Well, well, well..

Danged Lord looks after fools and kids so I'm sho nuff hoping that I got double coverage...

Couple months ago I had a guy offer me enuff for a commercial piece of property that I bought a long time ago (and ran my business out of for 15 years) so that I couldn't say no....

Well to mkae long story short, I gotta reinvest the money in other commercial properties and today I bought a 1833 hotel in Luray, Va. Yeah, its a mess. Been cloed down for the last 30 years. Got leaky roof and got lots of issues but, hey, it is located in the historic district and it don't scare me one bit...

And it's a beauty. Nice federalist building... Brick... And the best thing about it, everyone in Luray that I have talked with wants it renovated!!!! Hello!!!!

So, my plan is to have 8 apartments on the 2nd floor and the first floor which has a long hall running down the middle of it is going to be a little mini-mall and a resturant... Heck o' an idea, if I don't say so...

Yeah, it's gonna take 18 months to complete but when it's done, this ol' Wes Ginny hillbilly gonna be like some kind o' hero to the folks in Luray, Va., which is real good 'cause I'z gonna pull up my stakes here in these hills and find myself a little farm house down in Page Counry, Va and me an' the P-Vine gonna live out our lives down among folks who ain't all jazed up on being all gentrified....

Life is good and if any Catters ever gonna be in the Shanandoah Valley fir anything, ya' let me know an' we'll hook up...

Hey, dude. My in-laws owned property on Naked Creek, backed up to Grindstone Mountain, in the Bear Litha Springs area, for better'n 25 years. They sold it a year or so back for a LOT more than they paid -- helped 'em out with retirement. I know Luray and the Valley!

It's great to save the old places, if they can be saved. Not only are you doing a good deed, you'll get some money outa it. You win both ways.

Well, Rap, the way I see it one paper is that afetr all is said and done, I think I may own something special... The town of Luray certainlu thinks so as alot of folks in high positions are gonna bend a lot of rules to help me get things done.... We'll see... I might loose my butt and end up living in poverty? Who cares... This ol' building need me and I need it....

BTW, I might need an expert markmans... There's some critter livin' in the building that is killing the pigeons in the attick with some kinda vicousness... Pigeon blood everywhere...

Yeah, BillD, my senses done run off wid the Filler brish man... I'z 'bout as senseless as I has been in like, ahhhhhhh, forever...

But the project feels right. I've had all my people ('lectrican, plumber, carpenters donw there and it works... All I gotta do is play the politics right and keep the "lone" inspector happy and it's gonna fly... Hope you and Rita will make trip down next fall to see it...


The double decker bus is gonna be an issue... Sure hope that whoever buys this house has a sense of humor... Know what I mean?

I am totaly psyched... Out of mind psyched...

This is one wonderful old building that has been beggin' for the last 30 years to have someone come along and say "Hey, you and me..."

Yeah, I was walking thru it today. It was raining and, yeah, there were places where the rain was comin' theu the roof, even two floors down and I was thinkin' "Are you nuts, Bobert?" and then I just said to myself "Life's a cinch, inch by inch" and knew that the I had been appointed to bring this grand ol' lady back 'er die tryin'.....

I really don't think she'll kill me off because she's got more in her and I've got the determination to get "her done"....

Gonna be the biggest project of my life but, hey, when you breazk it down to square feet, they are all the same...

I hope...and pray....

Wow! Congratulations!

I've driven through that area many times, both on the interstate and on the Blue Ridge Parkway, traveling between my current hometown, New Orleans, and my family home in New Jersey. It sure is beautiful around there; I don't know if there's much hope of keeping the gentrificationers away foever, but I'm sure you'll find a way to make 'em think twice about hanging around.

Will you still be able to get into DC regularly to visit the barbershop? I'm sure it'll be a longer trip than it is now.

I'll start saving right now so's I can afford to book a room in your swanky digs when the time comes...

Not to worry, Beeezzzeerr... I'm just finishing up one old building in Wichester and on budget... I've allready had my subs go down with me so I'm purdy sure I can stay of budget on this one...

Ahhhh, yeah, P-Gator, I know it's coming but unless George Bush sells off the national forests I think I'll be okay... I'm only looking houses with properties that back up to the park... Hey, I got time and believe it oe not, there are a few out there fir sale just liie that...

As fir THE BUS? Ohhhhh, this is going to be the hardesr part since it really isn't a bus anymore, but a full fledged cottage with its own side porch...

I did recieve a thoughtfull PM on the pitfalls of starting a resturant and, for the record, I'd never do that... Yeah, I'm going to try to find a scesful restuaranter and let them fight thru the red tape and come back to me with a proposal... I know about sewer and water hook-up reqirements and have allready gotten a verbal from the town manager that the town will do it for "cost"... No mark ups... That means less than $10K... And since I'm going to rewire the entire building after demoing the plaster and lathe we won't have any trouble bringing 3-phase right where it will be needed...

Now, if there are any Catters out there who are tired of the rat-race and would like to consider leasing a commercial space and/or renting an apartment, PM me with what you have in mind... I think it would be cool to have a guitar/music shop and if ya wanted to live there, you wouldn't have to leave the building to walk down stairs to work...

Yeah, SINS, I am impressed... Sho nuff is... Might o' fact I thought maybe I'd really hit the jackpot when I was lookin' at the hotel in findin' a metal plate behind it and lifted it up and shined my flashligh down into a big black hole and figured that the hotel was built over some caverns itself and was thinkin' that maybe I could give the Luray Caverns a run fir their money with Bobert's Caverns but, sniff... that hole is just a big ol' sistern....

But don't thing the ca-chongerator didn't go off in my head... Man, fir a minute there I figured I was gonna be rich and be able retire my '91 Toyota? But, no.... Oh well, after 240,000 me and ol Toyoter has become good buddies so I reckon its okay that I ain't gonna be rich quite yet...

And Lizzie? You ain't never gonna have to worry 'bout me gettin' borin'... Heck, I make everything fun... My crew will tell ya that... Plus, no matter what, I play at least an hour of guitar everyday of my life... Plus, the P-Vine knows better to wink at me... Nothin' boring about me, dangit... Wish there were sometimes 'cause I wear my ownself out most days...

We're on the smae page, Mike... I have picures of the original building and it had not only a front porch but a log porch going down the side that covered the sidewalk. They are both long gone but we've allready gotten Luray's Main Street program to recommend that we get block grants to rebuild them both purdy much the way they were... And we're gonna come up with some fancy & catchy name and have falgs made which will hang off the front of the building right there over Main St., ahhhh, which it really is called...

But no bus... Sniff... We're going to need the back and side yards for a parking lot...

Hey, I jist figgered this out!

Ol' Bobert's gonna git hisself a big ol' white house, kinda like that one in DeeCee, but in the Shenandoah Valley. He'll sit on the porch, a-sippin' juleps an' bourbon an' branch, and ever' coupla days the mailman'll bring him another one of them seven figger checks.

Bobert'll cash the check and buy some more property an' fix it up. Pritty soon, he'll own 'most everything in the Valley, an' then he'll start oppressin' folks. Raisin' the rents, evictin' them that can't pay, waterin' the workers' beer. After a few years the wretched of the Earth will revolt. The Shenandoah Valley will be ablaze with revolution; Naked Creek with run red with the blood of Bobert's overseers an' lackeys an' lickspittles an' brownnosers an' toadies. Mobs armed with pitchforks an' torches will move onto the Big House (as it'll be called), shouting things like "Kill the monster!" an' "Sic semper tyrannis!" and "Workers of the World, Unite!"

Ol' Bobert'll be on the porch dressed in overalls an' a busted-down straw hat, strummin' his guitar, when the mobs arrive. They'll pass by him, thinkin' he's just one of them, lookin' for Bobert. Not findin' him (and after eatin' all the P-Vine's cookies), they'll start a barbecue and ask Ol' Bobert to play a bit for it. Somebody'll drag out Bobert's beer, an' a party will start. By the next mornin' they'll have figgered out the name of the guitar picker, but everybody will have had such a good time nobody'll care. An' Bobert'll go back to oppressin' the masses, but this time everybody'll know what a good guy he is, revolution will be stifled, Winchester'll still export apples to DeeCee, and everybody'll be happy.

That boy Bobert, he's some smart dude.

Bobert: if you drive up to the top of the mountain from Luray, and then down the other side a little, you come to Cooter's Place. have you checked things out there? There are a few boys there who will match you word for word in the old hillbilly stuff. And there's plenty of music, and even better you can buy Dukes of Hazzard merchandise. Not to mention unreconstructed rebel CDs.

back in november thre was a picture of this bldg on e-bay

i guess the picture does not show up any more..
it shows how it looked in 1896--i am checking with the seller
to see if he has any images of it...and maybe the buyer to
see the same thing...the proprietor of the Hotel was Joseph
Parkinson. ooh this is an exciting sllice of history come alive!
get yourself a peregrine falcon to keep those pidgeons in check!

Wishing you good fortune in you new adventure as landlord. I have fond memories of Luray. One of the few family trips with uncles, aunts, and cousins was to the Luray Caverns many, many years ago. Most of our family gatherings outside of Southampton County were at Sunken Meadow on the James River. Leaving the piedmont for the mountains was indeed a treat and my first venture into the Blue Ridge.

Well, another big day down in Luray (Hmmmmm, maybe a song in there?) today. To add to the hotel, I've bought the 4th oldest building in Luray, an 1804 building that has an upstarirs apartment, commercial on the 1st floor and a nice little commercial store in the basement.

Spending money that I really don't have is hard work... But here's the part that Dougie will love and porlly provide him with lots of ammo. When my porperty settles in Leesburg, buy reinvesting in "like" (commerical) properries thru a 1031 exchange, I won't have to pay the taxes on the capital gain...

But, now I don't want anyone to think that this ol' hillbilly is rich 'er nuthin'... Yeah, on the way home tonight in my ol' Toyoter the P-Vine and I were talking about maybe being to actually buy a newer car but after we went over the nummers, they still don't work? What's wrong with this picture?
