But this really puts the pressure on Bobert's Moving Company... I finished wiring the lights for my trailer yesterday so all I need to do is call my insurance guy and add the box truck and I'm ready to get the 1st load, all my construction and mechanicin' tools, down to NC as soon as the seller says it's okay...

Well, well, well...

Not to sure why they call these things "short sales" 'cause it's been 6 months but...

...Sun Trust Bank has signed off on the "short sale" as of late yesterday and seein' as we have sold our farm it looks like I'll be headin' further down south...

Not too sure on the closing date as yet... The bank has it as May 20th but if we can get the things done for our lender than it might by much sooner...

Been a long slobber-knocker but it's done...

Yeah, gn-ze... I think they will get sold as a collection... One of many... Glad that little addiction is long gone... Lotta stuff I collected by going thru boarded up old building in Richmond when they put the expressway thru town... Literally thousands of older homes were bulldozed and there were a number of us scavengers who would go thru thew stuff that folks left behind... It's amazing how much good stuff was left... Especially good furniture... Lots of it old and valuable...

Still keeping alot of it, tho.... Too much, I'm sure but...

As for getting ready.... Went down and got into the black raspberry patch and dug out about 15 of them to start a new stand in NC... That was not alot of fun in the cold and the sticky bushes gangin' up on me but that's the last of the plants I had on the list... Makes about 500 in pots ready to go...

Yeah, I hate to see it go but Betty said I had to fo it... Me thinks that the P-Vine and Betty have been, ahhhhh, talkin' behind my back...

But the one piece that I know I'm gonna miss is my ol' "Stickley" mission style sleeper sofa... Slept many a night on it... But there has never been room for it since leaving Wes Ginny and I don't see any place for it in NC... Very rare piece, tho...

And my old toaster collection??? Probably a dozen or so from 20s thru the 40s??? I mean, why would I collect these things???

Sorry, folks, fir not keepin' up but...

...here's the deal...

What we have here is a "short sale" with the seller having not one but 2 trust holders and even tho we have offered an amount that is close to paying them both off there is some deficiency meaning that the lenders are trying to sort out the lose.

This could take several more days, weeks or even months???

Purdy frustrating for us and I'm sure for the seller, as well...

But I am going about getting packed and boxed up as if we are going to move on March 1st... That alone, being the "practicing" collector I was before the Betty Ford intervention (lol) is quite a job... I have already sent out a box truck of stuff to be auctioned off at a special auction of just my collection at an auction house in Front Royal, Va... And I still am separating more stuff out... Very cleansing... Betty Ford would be proud!!!

Meanwhile, it's wait, wait, and wait some more...

Well, reality has set in... The P-Vine and I went up to Fredrick, Maryland today to look at a box truck to buy for the long move and left a deposit on it... With the 6 or 7 trips it's gonna take I figured that buyin' one would be cheaper than renting one 6 or 7 times... Plus, we'll have it for our landscape business in NC...

Decent enough truck fir $2800... 14 foot box... AC... Runs fine... Will clean up...

Well, chance... That is kinda my idea... The seller is working for another contractor part time and because this is going to be a "short sale" we have elected to buy the house "as is"... Now that sounds scarey but having been in construction myself I understand purdy much what needs to be repaired and so I was thinkin' that nrather than try to hit these folks up for money that I'd let him fix a few things... Nuthin' major...

I donno... He has not even been approached about this being an option... Right now we are waiting on the seller and the bank to come to terms but I believe the shortage on his part will be less than $10,000 and no banker in his or her right mind is going to push foreclosure over that amount of money and risk loosing even more...

BTW... We'll be just a couple hours from Ashville...

Bobert,
    When we bought our house in NC, we rented back to the former owners in order to give them time to build a house. Because the house we were buying had been built with two separate living area, one on the first floor and one on the second, we were able to live upstairs when we chose. We weren't here full time and they served as house-sitters for nearly a year.
    So here are the pros and cons:
Pro: Security while we were absent, though because of our location (out in the mountains, 25 minutes from the town) this was not shown to matter. Repair of items, but repairs were done somewhat unprofessionally and some didn't to be redone. Con: Some items that needed maintenance were neglected. Con: further use of appliances, wear and tear.
    Be very clear, in detail, about what conveys. I lost 3 farm gates, for example, and a pump for the fish pond, not large enough to go to court for, but irritating.
    We would do it again, since ultimately the house we wanted to live in became ours.

Well, we are talking 6 weeks here... We close on Jan 14th and we're talkin' about them being able to stay thru the end of Feb...

Hmmmmmmm??? Maybe it could be an addendum to the sales contract??? I mean, there's gotta be a way to protect us legally... I'll have to give it some more thought... I just hate having a house left vacant 400 miles from here...

I donno???

One thing fir sure is that we wouldn't have any of our furniture or stuff in the house until we actually move the 1st week of March... There is a separate garage with a lock that we could lock anything up in that we were worried about, like all my tools... I would love to have them purdy much moved... That's a box truck load in itself...

True, but there are also property management companies who might have someone who could keep an eye on it, of course that would come with a price tag.

Just be sure everything that is supposed to stay is written up and signed by all. There needs to be a full inventory so there is no reason for any later claims. We had a whacked out NYC landlady who hated that she couldn't live in her mini-executive house in Mystic and had to rent it out to plebians like us, for a mint. When we move out she accused us of stealing all kinds of things she had in the attic. It was all lies and there were earlier problems with her and her husband which the fire chief took care of for us (we almost all died of smoke inhalation because of their old crumbly furnace), but she was a piece of work.

Charge 'em rent, with a signed agreement and all. It doesn't have to be much, say $100 a month and they take care of the place in case something busts or something. But that way you've got a legal agreement covering whatever passes for yer hillbilly ass.

I've thought about that gn-ze... My thinkin' is that seein' as they are having a tough time that lettin' 'um stay a couple months and keep the heat on while we are moving stuff that will more than likely just go into then garage, like all my tool and my tractor, etc. would be an okay idea... I know it could turn out bad, too, but we're willing to at least talk with them about it... I mean, they seem decent people who have just been hit by this bad economy... The guy was a successful contractor and built the house so he ain't a slouch...

Well, I thought that the P-Vine had agreed to movin' no more than 100 plants this time but I must have imagined that... We're now well over 100 plants that "I've* dug up and potted up + 200 to 300 azalea cuttings that are allready in pots... And the way that the P-Vine talks we're about half way there with the actual diggin'...

Still no official word on the "short sale" but we were told it would be around a week for the seller and his bank to work that out...

Meanwhile, I've found an old box truck up in Maryland which I'll prolly buy to use for the move and then use it for our landscaping business when we get to "Win-git" (Wingate)...

A local auction company is coming in the next few days and will be taking alot of stuff we never assimilated the last time... Oughhta pay for the truck, and some...

Meanwhile, we'll be takin' our farm "off" the official market the end of the month and relist the end of Feb to catch the spring market...

The way I look at it is that we're going to get enough from our farm to pay off the loan we're taking out to buy this house and so it's like a trade... I mean, we really don't even want to try to move until March so we're thinkin' of lettin' the seller and his family stay in the house after we go to closing to have someone in over winter...

Who knows??? We may end up good friends... Fact is sometimes stranger than fiction...

Anyway, soon as the bank has signed off on it I'm going to call the seller and talk with him about some things that maybe mutually beneficial to us both...

Yeah, gn-ze... Our agent called today and the seller has at least been able to take our contract to his mortgage company and be able to sit down and talk with them which is alot more than he could have done two weeks ago when he was 3 months behind on his mortgage...

My brother would advise us to let it go to foreclosure and buy it at auction but that ain't the4 way we do stuff... Yeah, it may cost us an additional $30K but we'll do it knowing that we did it the only way that squares with who we are as people...

Should have the final details worked out within a week or so but we are assuming that we will be moving the 1st week of March... Maybe sooner...

I guess the only solace you may have is that by buying the property you are actually helping them get out from under the debt burden. That in itself may reduce their stress and help them get on with life.

I put in a addendum to the contract that before I would start spending money for appraisal, survey, home inspection, etc. that I would need a letter from the sellers bank telling me that the bank will be in a position to to offer us clear title with the amount of money that we are paying for the house...

Might hear something tomorrow as the seller and his agent were going to them bank today or tomorrow...

Title insurance will be required, Rap, since we are getting a mortgage...
