Okay, I'm sure this is against the rules but...

... hey, you all know me... Right???

So in about 3 week's I will have a great 2000 sq.house under roof, with unfinished basement (with bath, however...)

The house is situated on the lower 7.6 acreas on my small farm and looks up at the most spectacular view of the Blue Ridge Mountain that anyone will find anywhere...

Situated just 9 miles south east of Luray, Va. and two hours to the nation's capitol, this place is a steal at $480,000... Room for horses, gardens or whatever and located in a holler, this property is for someone who likes privacy...

AND...

Should a Mudcatter refer a buyer to me I will donate 1% to Mudcat which will come down to the largest donation, I'm sure, that Mudcat has ever recieved...

This is too bizarre a coincidence to pass up--I just finished googling an old friend(he made a lot of money a few years back, and graduated to new and better friends, I guess) and found that he was auctioning off his house with a million dollar view! Then I come back to mudcat, two minutes later, and find Ol Bobert has got the same deal going on--hope you do better than he did, though, he had listed the house for $3.25 million, but when it finally sold, it netted $1.8 million, still a tidy sum(depending, of course, on what you still owe on the property), but coming up $1.5 million dollars short on a deal must hurt just a little bit--

As crow flies 'bout 15 miles but as the car drives make it about 24 miles and one big ass mountain...

Yer correct... Page County ain't no Fairfax County an', yeah, the county needs to build possible two new high schools or one big one and it will get done but not with the local Board of Spervisors... Folks are moving into the country, though, with a little more wisdom, vision and education than the folks who grew up here, so it will take some time...

But, the people are in general much nicer than the folks either back in Wes Ginny or anywhere in NoVa and the views are spectacular...

The house I'm buildin' ain't gonna get bought by some 20 'er 30 somethin's with 2.5 kids... Probably going to be bought by folks in their 50's who ain't got school aged kids and just want to have their privacy, which they will have here in Pine Grove holler, that's fir sure...

Lastly, GUEST, yer comments probably ring true in just about any southern rural small town the size of Stanley, Va., where there isn't even one stop light or Luray, where's there's 2 lights...

And plus, havin' me as a neighbor ain't all that bad... We keep a tidy farm other than an occasional party with semi loud acoustic music, we are some quiet fo9lks to live 'round... Plus, I keep the driveway in good shape...

Yeah, okay we got a couple or three but not as many as I thought there'd be...

Actually, last fall I had some guys workin' fir me and one got a call from his wife... She said that a 4 foot black snake had got stuck in one of them sticky boxes ya' set fir mice and she wanted him to come home and kill it!!!

Well, I jumped in and asked if I could have the snake and he looked at me as if I'd lost my mind but black snakes is good so I went with this feller and in 'bout five minutes I'd pried that poor snake off the sticky box and had 'im in a gunny sack and brought him home and let him loose in the barn...

Found his shedded skin last week in there so, yeah, I gotta say that I* got at least one snake...

Oh yeah, almost forgot that I was in this rock pile last week and a copperhead come out from unner a rock I was about to get and slithered away... He was too purdy to hurt...

But, I ain't seen the first snake down on the new house site an' I done benn bush-hoggin' it 'bout every 3 weeks...

That's the truth...

Deer? Yeah... Fox? Yeah... Racoons and possums? Yeah... A million kinds of bugs? Yeah... But ain't seen no snakes...

Well, we got ducks in our run off pond and we got frogs by the hundreds an' there's trout in the Hawksbill Creek which runs at the bottom of the hill... Feller 'caught a 5 pounder jus' the other day... Now I don't want no part of a 5 pound trout, no mame... Prolly a couple thousand, er hunnerd years old and tough as an innertube...

But they got a couple nice big lakes where you can catch crapie and bass... The Shenandoah River, however, is going this little problem right now that is unexplained with fish diein'... They'll get it figured out 'cause Page County wants tourists comin' to fish and ya' can't catch a dead fish...

Ahhhh, yeah, GUEST, you got it 'bout 75% right... No, I'm not going thru a realtor... I'm going thru ForSaleByOwner.com which commits me to 3%, as opposed to 6%, and gets me a MLS listing...

What I am offering here is an opportunity to lob of all but 1% so that the buyer will get the best deal...

And better yet, should a buyer come forth, since we are just finishing the the basement (2700 blocks worth) and going to get on framing the middle of next week that a potential buyer can come in and put some serious custom tricks into this wonderful house... Now is the time...

   I'm thinking with 5 bedrooms, 5 bathrooms and 7,200 square feet, space isn't an issue!
   I will say that we have a cathedral ceiling in our home and the only drawback I can see is that the heat rises in the winter....you have to have ceiling fans on year round. I don't mind the missed space...ours is all tongue and grove...very homey...it gives the house that little something extra special. :)

I'm a catch and release fishermen when it comes to fresh water fish... I did catch about a dozen blue gill (brim) about ten years ago and planted them under tomato plants... Worked good but just gave me a creepy fellin'... Ohter stuff works good as well...

This area is known for its good fishing... The South Fork of the Shenandoah River runs thru the Luray valley and the area is big for canoe'ers, kyackers, fishermen because, unlike the North Fork on the other side of the Massanutten Mountain, it's still rural and off th beaten path... Not that the other valley is like all the developed but with I-81 running thru the middle of it the towns over there are more built up...

As fir fish: small mouth bass, large mouth bass, crappie, cat, eals, brim, a few pike, trout... That's 'bout it...

If you spent less time monitoring the MudCat postings and more time building "The Thing" and completing the uncompleted portions (terrible floor-plans, awkward space, ecological un-friendly....)

You need a buyer from Richmond, or DC for the type of trype you are trying to pass off at 50% more than local, similar "estates."

If you don't sell in 18 months, a mudcatter might look at it, under foreclosuer. Market price has dropped below your cost basis. No wonder you are trying to dump it three months before completion....you have bills to pay.

Give it 36 months and the place "up-the-hill" could be tossed in for the same price, everything, all inclusive.

I have a realistic marketing plan that includes MLS listing thru ForSaleByOwner.com which in addition to the MLS listing also will be listed with various marketing websites such a Realtor.com...


Additionally, I can purchase one heck of a lot of those 4 inch by 4 inch picture ads for the 3% I'll be saving from not listing it with the local and somewhat lazy brokers in the area...

Sorry you don't like the floorplan... I was just one voice among many on it and it was closen over more than 500 others that were considered... Even my brother, who is a broker in NoVa., voted for it???

p.s. And I'm not in a panic mode... This is the best time to market the house... Just as it's coming off the foudation 'cause it allows the purchaser to have some say on things like counter tops, floorin', landscapin', etc... Just good business sense...

Well, I may be a nutter, F-troupe, but fir the most part I'm a quiet nutter...

And don't fret none about GUEST's... They is harmless...

But back to the house fir a minute... The basement came in at 2708 block and we bought 2700!!! I'm sure GUEST won't have to hurt his head to make a joke outta this but we gotta buy 8 more danged block... Ain't that a bummer... Plus, my block guys packed up an' left so poor ol' me gonna have to mix the morter and lay the last 8 blocks...

Now ya' know why I play the blues...
